2. Mandatory Requirements for Listers & Promoters
Under Section 3 and Section 9 of the RERA Act, 2016:

3. Buyer Advisory & Due Diligence Guidelines
While Bihar Real Estate mandates that listers upload authentic RERA details, we strongly advise all property buyers and investors to conduct independent legal and technical verification:
How to Verify a Project Online:
- Visit the official Bihar RERA portal: rera.bihar.gov.in
- Search for the project or promoter using the RERA Registration Number displayed on our listing.
- Verify sanctioned building plans, land ownership titles, completion timelines, and bank escrow account details.
- Check for any active legal notices, penalties, or complaints issued against the builder by the RERA Authority.
4. Zero Tolerance for Non-Compliant Listings
Bihar Real Estate maintains a zero-tolerance policy for misleading, deceptive, or non-RERA-compliant listings. If you identify a project listing on our portal that lacks mandatory RERA registration or displays fraudulent information:

- Report unregistered commercial/residential projects directly to the state authority via the Official Bihar RERA Portal.
