When you register an account, post a property, submit a lead form, or subscribe to our services, we may ask you to provide:

• Property Information: Property address, dimensions, photographs, ownership details, and expected pricing (if you are a seller/landlord).
• Professional Details: RERA registration numbers, firm names, and business addresses (if you are a broker or builder).
• Financial Information: Billing address and payment details (processed securely via our RBI-approved payment gateway partners) if you purchase premium listing packages or allied services.

B. Information Automatically Tracked During Navigation:
When you interact with our Platform, we automatically collect certain technical data to improve functionality:

• Device & Log Information: Your IP address, browser type, operating system, network connection, device unique ID, and the time/duration of your visit.
• Location Data: Geo-location data (with your permission) to show you properties nearby in cities like Patna, Gaya, or Muzaffarpur.
• Cookies & Web Beacons: We use "Cookies" (persistent and session) and "Clear GIFs" to remember your search preferences, track ad performance, and analyze platform traffic.
• Third-Party Analytics & Opting Out: We use third-party services like Google Analytics to track user behavior anonymously. We may also use tracking pixels to deliver targeted advertisements on external websites. Your IP address and unique DoubleClick cookie IDs may be logged. • Fraud Prevention: To detect and prevent spam, fraudulent property listings, and unauthorized access to our systems.

3. Information Sharing and Disclosure

We do not sell or rent your personally identifiable information to unauthorized third parties. However, to fulfill the core purpose of a real estate portal, we must share your data under the following circumstances:

• With Platform Users: If you are a buyer/tenant submitting an inquiry for a specific property, your contact details will be shared with the respective owner, builder, or broker of that property. Conversely, if you post a listing, your provided contact details will be visible to prospective buyers.
• With Third-Party Service Providers: We may share your data with trusted partners who assist us in operating our Platform, such as payment gateways, cloud hosting providers, SMS gateways, and allied service partners (e.g., Home Loan providers, Packers & Movers) only if you request those specific services.
• For Legal Compliance: We will disclose your information if required by law, court order, or requested by government/law enforcement agencies (e.g., cybercrime cells) to investigate or prevent illegal activities, suspected fraud, or threats to public safety.
• Business Transfers: In the event of a merger, acquisition, or sale of company assets, user information may be transferred to the new entity, subject to the same privacy commitments.

4. Data Storage and Security

We adopt industry-standard security measures, including data encryption, secure socket layer (SSL) technology, and firewalls, to protect your personal data from unauthorized access, alteration, or destruction.

• Data Retention and Erasure Policy: We retain your personal data only for as long as it is necessary to fulfill the purpose for which it was collected or to comply with legal, accounting, or statutory obligations. Furthermore, in compliance with the DPDP Rules, 2025, if your account remains completely inactive for a continuous period of three (3) years, we will automatically erase your personal data from our active servers, unless retention is legally required for ongoing dispute resolution or law enforcement directives.
• Data Breach Notification: While we implement robust security safeguards, in the unlikely event of a personal data breach that compromises your information, we are legally committed to notifying you and the Data Protection Board of India without undue delay. This notification will include the nature of the breach, the potential impact, and the steps we have taken to mitigate the issue.

While we strive to use commercially acceptable means to protect your data, no method of transmission over the Internet or electronic storage is 100% secure. Users are advised to keep their passwords confidential and not share OTPs with anyone.

5. Protection of Children's Data

Our Platform and Services are intended strictly for individuals who are 18 years of age or older and legally capable of entering into a binding contract under the Indian Contract Act, 1872. We do not knowingly collect, process, or track the personal data of minors. If we become aware that a minor has provided us with personal information, we will immediately take steps to delete such data from our servers. We do not use children's data for targeted advertising.

6. Your Rights and Choices

Under Indian data protection laws, you retain significant control over your personal data:

• Right to Access & Rectify: You can log into your account dashboard at any time to view, update, or correct your personal information and property listings.
• Right to Withdraw Consent / Opt-Out: You can unsubscribe from promotional emails using the link provided at the bottom of our emails. You can also turn off WhatsApp and SMS alerts via your 'Account Settings'.
• Right to Nominate: In accordance with the DPDP Act, 2023, you have the right to nominate any other individual who shall, in the event of your death or physical/mental incapacity, be authorized to exercise your data rights (such as data erasure or access) on your behalf. You can register your nominee through your Account Settings.
• Right to Erasure (Account Deletion): If you wish to permanently delete your account and remove your personal data from our active databases, you may raise a request through the Platform or contact our Grievance Officer.

7. Third-Party Links

Our Platform may contain links to external websites (e.g., builder websites, banks, or advertisers). We do not govern the privacy practices of these third-party sites. Once you leave Bihar Real Estate, we strongly encourage you to read the privacy policy of the external site before submitting any personal data.

8. Changes to this Privacy Policy

We may update this Privacy Policy periodically to reflect changes in legal regulations, technology, or our business practices. Any modifications will be effective immediately upon posting on this page, with the "Effective Date" updated accordingly. We recommend reviewing this page periodically.
