Refund & Cancellation Policy

1. General Policy for Digital Services

Bihar Real Estate operates primarily as a digital advertising and lead-generation platform. Because our premium services (such as Premium Listings, Featured Ads, and Broker Subscription Packages) are digital in nature and provide immediate visibility and value upon activation, all purchases are generally considered final and non-refundable.

2. Cancellation of Services

• User-Initiated Cancellation: You may choose to deactivate or cancel your premium property listing or subscription at any time through your Account Dashboard. However, voluntarily deleting or deactivating an ad before the expiration of its validity period does not entitle you to a pro-rated refund.
• Auto-Renewals: If you are enrolled in an auto-renewing subscription package, you must cancel your subscription at least 24 hours before the next billing cycle to avoid being charged for the subsequent month/year.

3. Conditions for Eligible Refunds

We strictly process refunds only under the following exceptional circumstances:

• Technical Failures & Double Charges: If a technical error on the Platform or the payment gateway causes your credit card or bank account to be charged multiple times for a single transaction, the excess amount will be refunded in full.
• Service Non-Activation: If you have successfully paid for a premium listing or package, but the service is not activated on your account within 48 hours due to an internal system failure on our end, you are entitled to a full refund.

4. Non-Refundable Scenarios

To maintain the integrity of our platform, no refunds will be issued under the following circumstances:

• Violation of Terms: If your account or listing is suspended, blocked, or permanently deleted by our moderation team for violating our Terms & Conditions (e.g., posting fake properties, abusive behavior, or using third-party watermarks).
• RERA Non-Compliance: If an under-construction project listing is removed from the Platform for failing to display a valid Bihar RERA registration number, as mandated by law.
• Lack of Responses/Leads: Bihar Real Estate guarantees enhanced visibility for premium listings but does not guarantee the sale, rental, or a specific number of buyer inquiries. Refunds will not be granted based on the performance or outcome of a listing.
• Change of Mind: Payments made for services will not be refunded if you simply change your mind, sell/rent the property through another channel, or no longer require the service.

5. Refund Processing Details

• Raising a Request: All refund requests must be initiated within 3 days of the transaction date by emailing our billing department with the transaction ID and proof of payment.
• Processing Time: Once a refund request is approved by our billing team, the amount will be credited back to the original source of payment (Credit Card, UPI, Net Banking) within 5 to 7 business days, depending on your bank's processing timeline.
• We do not issue cash refunds or check payments.
